Tiny Homes vs. Manufactured Homes – What’s the Better Deal?
Pros and Cons: TINY HOME EDITION
Tiny homes have exploded in popularity, and it’s easy to see why—they’re trendy, efficient, and often look like something out of a Pinterest dream board. But when you start digging into the numbers, the reality of tiny home living doesn’t always match the hype. Before you go all-in on the tiny house lifestyle, it’s worth comparing the costs and features to a more practical option: a small manufactured home.
Tiny Homes Look Great—But at a Big Cost
We’ve seen the prices ourselves. A 399-square-foot tiny home can run around $110,000—and that’s without land, utilities, or delivery. Yep, you read that right. For many people, that’s just not an affordable or realistic option. That’s more than double the cost of some brand-new, larger manufactured homes. Don’t believe you can find a quality manufactured home for that price? Take a look at some of our single-wide models—all with at least 2 bedrooms, and over 2x the square footage of an average tiny home—that are all under $60,000.

Built to Live In, Not Just Look At
Many tiny homes are built like RVs or campers—something many people realize is not ideal for full-time living. Manufactured homes, on the other hand, are built to HUD code standards and feel like a traditional home, with real rooms, real kitchens, and real comfort.
Utility Setup and Functionality Matter
Tiny homes often come with off-grid or minimal utility setups that require extra investment to make livable. Manufactured homes are built with standard utility hookups, making them easier and more affordable to live in long term.
Manufactured Homes Offer Way More for Half the Price
Smaller manufactured homes offer a smarter, more affordable option without sacrificing the charm or function you’re looking for. For around $59,000, you can get a high-quality, modern home with double the square footage, full-size appliances, storage space, and real room to live—at nearly half the cost.
The bottom line
Tiny homes might be trendy, but small manufactured homes are smart. Why spend more for less? With a manufactured home, you get space, comfort, and functionality—without the massive price tag. It’s a practical, affordable way to own a home that fits your lifestyle and your budget.
It couldn't have been a better experience with the people there. I immediately liked the "good 'ole country boy" attitude displayed by Kyle. Made us feel right at home working with him.
Still some hangups with our water department with getting water and septic installed but not the fault of Granger. I have called a few times since we purchased our home and he is always quick to answer and helpful. His assistant is extremely nice and helpful also always. I am horrible remembering names so hers escapes me.
I couldn't recommend Granger Mobile Homes enough if you are in search of a manufactured home. You won't be disappointed. I wish I could rate them more than 5 stars.
I invite you to see for yourself just how amazing everyone here is! They take ownership and pride in what they do and your experience.
Every interaction is addressed with care, love and politeness.
They have a big selection of homes in all price ranges and was able to take care of all our financing needs. Kyle was very generally responsive to our concerns . He was on my speed dial. He answered every one of my calls and text and if he didnt know the answer to my questions, he would get the answer and call me back..The foundation guys were excellent. The set crew was very professional and with real quality at work. The utility contractors were very reliable at installing the power , septic and water..we had a great experience with them all.
He is such an amazing person to deal with and makes sure that you don’t leave unless you are 1000% happy!
